Becoming a homeowner comes with a great deal of responsibility and upkeep, which is why Trio requires buyers to hire a certified home inspector and purchase a home warranty as part of the home buying process. We require that all major systems—HVAC, plumbing, electrical, appliances, roof, siding, fixtures, and flooring—are functional and have an expected useful life of over 5 years. This means you can feel confident upon move in that your new home is in good shape and ready for your family!

Applied Assurance provides a hardship program that waives 50% of the monthly payment for up to 3 months per claim, 6 months per 3 year term. This allows borrowers much needed time to recover and get back on their feet, creating a safety net to bridge the gap for our customers.

MMI’s team will be in contact with you throughout the year to ensure you stay on the path towards success with up to 2 years of post move-in support.

Trio’s the first and only company to build hardship insurance into its product. The counseling team mentioned above is ready to talk you through filing a claim that, if approved, can cover up to 6 months of your lease payments at 50%. Trio makes it easier for you to get back on your feet when the unexpected happens.
Our Home Care Guide is a resource for new homeowners that includes essential aspects of home care, from routine maintenance to understanding warranties, insurance, and home modifications. It emphasizes the importance of regular checks, like inspecting air filters and dryer vents, to prevent costly repairs. Home warranties cover appliance and system breakdowns, while home insurance protects against major damages like leaks or storms. Renters insurance is also required to cover personal belongings and temporary housing if needed. Lastly, our home care guide covers approved modifications, requiring permissions for structural changes, and highlights key contacts for homeowners to save for future reference.

Qualified Written Requests are required to be submitted to the address listed below. When Trio Residential, LLC is in receipt of a Qualified Written Request (as defined by RESPA), an acknowledgment notice is sent within five (5) business days.
